Any client fees (eg, AMC fees, Mercury Fees, broker splits, upload fees etc.) over $10 gets added to the invoice (rounded up to the nearest $5.00).
48 HOUR RULES - Lenders with a 48 hour rule will be charged an additional $25. 48 hour rule states that the appraisal must be delivered
within 48 hours of inspection if it cannot be delivered by original due date, even if the inspection is delayed by the borrower or homeowner.
UPDATES/REDOS & RECERTIFICATIONS
APPEALS BASED ON "PRIOR SETTLED COMPARABLES"... No charge
("Prior Settled Comparables" means settled BEFORE the effective date of original appraisal)
RECERTIFICATIONS (No new photos, dates, or inspections)... No charge
(Simply certifying, upon review, that the original value as of the original date is correct)
APPEALS/UPDATES BASED ON "NEW SETTLED COMPARABLES"... $50.00
("New Settled Comparables" means settled AFTER the effective date of original appraisal)
(This assumes the effective date of the appraisal is not changed)
NEW COMP PHOTOS OR INSPECTIONS... $50.00 additional
(New inspections are $75.00 outside of Lehigh County)
UPDATES/REDOS with NEW EFFECTIVE DATE... Full fee minus $100 "redo discount" for "interior" appraisals and $25 "redo discount" for drive-bys
(Updates/Redos require a cursory reinspection and new photos of the subject and have a $100 minimum charge.)
UPGRADES... Difference between fees plus $50-$75 "additional trip fee"
(Downgrades are treated as "drive-by redos" with only a $25 discount if new effective date is required. Only a $25 charge for retyping if no new inspection is required.)
USPAP Advisory Opinion 26 (AO-26) States that "Once a report has been prepared for a named client(s) and any other identified users and for an identified intended use, the appraiser cannot "readdress (transfer) the report to another party."
I therefore cannot honor requests for a copy of an appraisal completed for another client. If you need an appraisal for a property that I have completed recently for another client, you must place a new order & pay the following fees:
(1) New order with an effective date that is the same as a recent full inspection - $50.00
(2) New order with same effective date but new parameters -
To be negotiated on a case by case basis
(3) New order with new effective date: Full fee minus $100
(This is also called a "redo")
LATE DELIVERY REFUND ... $100.00 plus any "rush fees"!
(1) $100 Late fee discount applies if the first draft of the appraisal or field review is not electronically delivered (i.e. by fax, email by PDF file, or via EDI) by 9:00 AM of the fourth business day after inspection. Additional days late are discounted $10 per day.
(2) Hardcopies (only on request) will be mailed two day priority the next business day after completion unless otherwise instructed.
(3) Overnight hardcopy delivery "via commercial carrier" by request for an additional $15.
(4) Personal delivery available in Lehigh or Northampton Counties by request. No charge.
(5) COD Appraisals paid with post-dated checks are held until the check clears.
(6) In the event a COD payment is not received in full by the day before it is due,
the appraisal may not be delivered until 9:00 AM of the SECOND business day following receipt of the payment. In this case, no late delivery discount applies.
(6) FHA Appraisals cannot be released (even verbally) without a written Case number.
(7) No new deliveries to individuals or companies until all 30+ day old invoices are paid in full.
(8) Turnaround guarantee does not apply if delivery is not received for the following reasons:
spam or other filters, firewalls, black listing or failure to white list,
redirection, inability of the computer operator to understand download procedures,
failure to download, automated reviews that can't be addressed or circumvented, etc.
In these cases, a call will be made to the client the next business day.
(9) This appraiser reserves the right to postpone the "start date" for purposes of determining the guaranteed turnaround based on workload. Call 610-442-6898 to confirm turnaround times.
